CONSTRUCTION
MANAGEMENT
Construction management, as provided
by
RSG is specifically designed to meet the special needs and problems
that Owners often face: the challenge to produce adequate
facilities; high accountability for construction dollars; competing
interests from different departments, unpredictable responses from the
community; environmental issues; extensive and complicated reporting
requirements; and often, extreme time and cost constraints that demand
stringent control. Our construction management team will meet these
challenges with specialized experience in cost estimating, scheduling,
Q/A and timely reporting. |
SCHEDULING
During the construction phase, by
requiring the contractor to both cost and manpower load the project CPM
schedule, we are able to ascertain when the project is beginning to
trend towards late delivery and the loss of capital. We can then
require recovery schedules for getting back on track. When a change
order is requested, we deal with the time issues at the same time.
To assist the Client our professional staff is more than skilled the
many uses of mainstream contract scheduling programs such as Primavera
and Microsoft Project.
Our schedulers are also engineers with extensive Primavera P3, P5 and
P6 experience. Our experts use the WBS (Work Breakdown Structure) to
link, summarize, and provided expandable schedule and cost data as the
project becomes more definitive. In addition, the WBS provides the
framework for sorting, selecting, uploading and exporting information
to other electronic files.

CHANGE
ORDER CONTROLS
During the duration of the
contract, there are often occurrences that cause delay or add to the
period of time necessary to construct the project. These
occurrences usually cause a change in price, and are added to the
contract by a supplementary document called a “Change
order.”
RSG is experienced in procedures to control change orders on
projects. The project manager reviews the proposed changes made
by the architect/engineer and verifies that the changes are not part of
the contract. Discusses the changes with the
architect/engineer and based on the validity of the request, prepares a
cost estimate on the change for the Owner concurrence.

PROJECT
CONTROLS
RSG cost estimators,
engineers, and schedulers are seasoned professionals. Program
management, cost estimating, scheduling and constructability reviews
are primary services of this group. They often provide support
services to public agencies and facility owners on projects on an
as-needed basis, providing independent cost estimates,
constructability reviews and value analysis (architectural,
mechanical / electrical, civil, structural and telecommunications),
reviewing cost estimates and budgets, providing cost control and
estimating for change orders and claims, and developing and reviewing
construction schedules. This group of specialist augments the
cost estimating and scheduling services provided by our on-site
construction managers, and provides estimating services to architects
and engineers designing a variety of building and infrastructure
projects.

CONTROL and ADMINISTRATION ASSISTANCE
RSG approach to construction
administration is to adequately staff each project with experienced
staff with the temperament for construction management. Organizational
skills, leadership, delegation, facilitation and negotiation skills are
needed to coordinate and manage all work activities if project
milestones will be met in a timely manner.
Our staff members have extensive experience with systems such as
Primavera Contract Manager. Our Administrative/Document Controls
Specialist has the ability to create executive dashboard summaries for
the daily document tracking system and admin support. |
